What We Do
We process and manage active real estate transactions for real estate agents from execution of contract to close of escrow. We gather information, documents, signatures, set and monitor important tasks in order to meet contractual obligations and complete a broker compliant file.
With our strong understanding of the California Residential Purchase Agreement, related disclosures and procedures we assist real estate agents by closely monitoring each stage of the deal. We provide a consistent, quality-controlled system to ensure the smooth and efficient management of all relevant steps necessary to close a real estate sale. Our unique system includes a 44 point task list that all of our team members must adhere to.
Although we utilize our own online transaction management platform we conveniently upload required documents to your broker's online platform for broker compliance and broker file completion. We are experienced in the following platforms:

Selling Agent
Provide transaction coordinating assistance from execution of purchase contract to close.
Open and set a transaction checklist per purchase agreement.
Process files in compliance with broker, statutory and contractual obligations and requirements.
Review documents and contracts for completeness.
Keep track of and remind agents of contractual time frames, conditions and obligations such as contingency removals.
Coordinate opening of escrow.
Communicate between agent, cooperating agent and escrow.
Request and receive all required disclosures and reports from cooperating broker.
Obtain signatures by email and electronic signatures via DocuSign®.
Follow up escrow and loan status.
Save all email communication indexed on PDF file upon closing.
Complete and submit broker file per broker requirements.
Provide a link to agent's own copy of completed transaction file.
Listing Agent
Provide transaction coordinating assistance from listing to close.
Open and set transaction checklist per listing and purchase agreement.
Process files in compliance with broker, statutory and contractual obligations and requirements.
Review documents and contracts for completeness.
Communicate between agent, cooperating agent and escrow.
Order preliminary report during listing period.
Prepare disclosures and send for signatures.
Obtain signatures by email and electronic signatures via DocuSign®.
Obtain and deliver documents to cooperating broker.
Open escrow and provide escrow with all necessary information.
Order Natural Hazard Report and Home Warranty

What We Do Not Do
